Absolutely, it does! Redecking, also called resurfacing, is one of the more cost-effective ways to give your deck a brand new look. Archadeck of Akron does quite a few redecking projects. When we replace the deck surface, stairs, and railings, but leave the original support structure intact, that’s called redecking or resurfacing. We have a cautionary tale to share with you today, an illustration that brings to mind that old phrase, penny wise and pound foolish. We encounter situations like this sometimes, unfortunately, and we really hate to see a homeowner in this predicament.
Below is an email we received recently from a prospective client who regrettably chose a less reliable company to build a deck at their home.
Archadeck of Akron with this homeowner for a design consultation, created a custom deck design, drew up specs, and presented them with a quote for the job. The homeowner also met with two other builders and received quotes from them as well.
We’ll let the homeowner tell you what happened. Here is that email:
We had two quotes come in lower than yours, and made a highly regrettable decision to go with one of those contractors. While the lower price was enticing, we now have a whole mess of problems to deal with. He started the project on April 1 (perhaps this was an April Fools joke) and lied to us about obtaining a permit and regarding initial inspection. We caught him in his lie on Friday when he claimed to have the deck completed. Aside from the numerous issues with quality of the work (which was most certainly not completed as he claimed) he admitted that he lied about the permit and inspections. So we now have to work with the city to see if there is any way to approve the work without tearing the deck down, and then hopefully remedy the remaining issues. Meanwhile, we are stuck with a deck and steps that we’re afraid to allow our children on because we’re not confident that they’re safe. I guess we certainly are learning the hard way that you get what you pay for. If we had a do-over, I’d gladly pay you the higher price for quality work.
What a nightmare situation this homeowner was left to straighten out. It may be hard to believe that a builder would lie to the client about obtaining a building permit. It may be hard to believe a contractor would say the city had come out to perform an inspection when they had not. In an industry where most tell the truth and try to keep their promises, there will always be a few bad apples. It is really unfortunate because a few bad contractors tend to leave the impression that all contractors are bad.
A Job Done Well is Always Worth More Than a Job Gone Bad
This homeowner’s email illustrates the value of getting your project done right the first time. This family may end up paying more to have their deck built and re-built than they would have if they’d chosen Archadeck’s higher bid.
We don’t know whether the homeowner chose the lowest bid or the one in the middle. Many people go with the middle bid, assuming it’s safe to do so, and assuming the high bidder is simply overcharging. How do you know the contractor with the middle bid is reliable?
How do you know whether the high bidder is overcharging you or will actually produce a significantly better-designed and better-built structure for you? What if the high bidder’s work is worth the additional cost?
Lesson Learned: It Definitely Pays To Do Your Homework Before Hiring a Builder
The expression Buyer beware! is an excellent one to keep in mind when you get more than one quote and are trying to determine which builder to select. The best way to prevent a mistake like this one is to do your homework as well as seek out information about each of the outdoor living contractors you are considering. A reputable contractor will be happy to provide names and contact information of previous clients who will talk about their experience with that contractor.
What other homework should a homeowner do?
Educate yourself in the area of the project you are planning. One great thing to do would be to call the building department and learn the requirements. Then ask your potential contractors. At this point, you know the answer and do not have to rely on their response. Answers that differ too far from what you learned should throw up a red flag. Before the project starts, ask for a copy of the permit.
During the project ask to see the inspection sticker for the foundation. Here is another important thing to ask before choosing a contractor; ask for a copy of their general liability insurance and workers compensation. This is one area that surprises me the most. On average one potential customer per year asks me to provide them a copy of this paperwork.
Lastly, plan ahead. If you are thinking of a new outdoor project start planning and talking to contractors a minimum of 3 months in advance of when you are hoping to start. The good builders are busy. This leaves more room for the not so good ones to sneak in.
It’s not a good idea to rush through this project. I know what some of you are thinking and I have to admit I think similarly. I am smart enough to choose the right contractor and I can spot the red flags. Talking about the bad apples, yes some of them throw up easy red flags to spot. Others not so much. The more they lie or make up stories the more believable they come to a new potential client. It is usually not until after a project starts that the customer picks up on it. The truth of the matter is the customers who we have gone to fix or finish projects for that ran into issues are no less smart than you or I. Regardless of your budget and the size of your outdoor living project, why waste your money by working with someone who’s not ethical or qualified? Here at Archadeck of Akron, I would say the number one question every homeowner wants to know is how much is my deck or outdoor living space going to cost.
Your outdoor living project or really any home renovation has a buying process that is very different from anything else. Even though these projects are in similar price ranges as a car it is still a very different experience. Dreaming of your backyard space is typically fun for most customers. The least favorite part is usually how much is this thing going to cost and how am I going to pay for this. Even if you do your research on what similar projects cost you still will not have an exact price with that information since every project and job site is different.
Why is having a budget important?
Having a budget in mind is a great help for us at Archadeck. Our goal is to learn your specific needs and design a project that addresses those needs and is in line with your budget. We have learned that typically everything a customer wants to build and what they want to spend are 9 time out of 10 different. With this in mind, we like to do two designs. One that fits the budget and one that includes everything the customer wants. In my experience customers typically arrive in the middle between the two.
Establishing and sharing your budget
Once you have established a budget, it is understandable not wanting to share your budget. I think most customers believe if they tell a contractor they have a $20,000 budget the contractor is going to give them a $20,000 price even if the project should really only cost $15,000. Unfortunately, there are contractors out there like that. A typical response I hear from customers on the budget question worded a different way is if I give you my budget that is the price you are going to give me. The issue here is a little miscommunication. The customer is trying to say they don’t want to spend the whole budget. The best way a customer can share their budget is by saying $20,000 is my max budget but I would feel more comfortable spending $15,000.
The budget question is a way for us to guide you in the right direction on material and design. I understand most people do not design outdoor living projects on a regular basis and don’t know how much it will cost. Even if you remember the exact size and cost of your last project prices go up almost every year. We are here to help and share what similar projects cost. We can even offer financing to help you get that project from an idea to completed. When car shopping financing is very common and since our projects are typically in a similar range why not check it out?
Putting it into perspective
Let’s talk more about car shopping. When car shopping we all know a Ford car is going to be cheaper than a Lexus. Similarly, we know a wood deck is going to be cheaper up front than a composite deck such as Timbertech. This is about where the similarities of car shopping and outdoor living spaces end.
That Ford car is the same Ford car at dealership ABC as it is XYZ. It has the same model, same parts, and most likely came off the same assembly line built by the same workers. It is fair to say getting a cheaper price at ABC is a deal since it is the exact same thing. With the internet, this applies to a lot of other goods purchased by consumers too, but not decks or patios. Your outdoor living space is going to be built with some different parts/ materials even if contractor ABC is using the same AZEK decking as contractor XYZ. In a perfect world say every item on your project is the same joist size, spacing, amount of screws, the same bolts, and so on. The carpenters building it are different.

Yes, up front your project is most likely going to cost a little more, but we know it is worth it. It will pay off for the customer in the long run. Even before you consider a design, you will first want to decide whether you want to use pavers or concrete for your new patio.

Pavers may eventually begin to shift over a long period of time. Fortunately, it is easy to relay the section that is beginning to shift. #2 The truth about pavers and weeds
One common concern we often hear as we begin looking at design ideas with our clients is that weeds will grow between the pavers, making the patio look unkempt. To prevent this, we sweep polymeric sand between the pavers of every Akron patio we build. This sand becomes hard on top which prevents weeds.
#3 Patio price points
Another consideration in your patio material decision is price point. Ultimately it comes down to price, value, and quality. If cost is a determining factor, then concrete will meet that need. The lowest of these price points is concrete. Stamped concrete pricing varies based on color and stamp pattern. Entry level stamped patterns and colors are more cost effective than most pavers. However, stamped concrete is still concrete and you will run the risk of it cracking where you don’t want it to. For this reason concrete projects do not carry the same warranty as pavers. Stamped concrete must be sealed every so often. Pavers do not need sealed unless you like the look or have tress that will stain the pavers.

Akron 3-season rooms really do seem like the best of both worlds. In building a three-season room, we can use standard windows or a convertible 4-track window system called Eze-Breeze. You can have as many windows as you’d like, and they’ll have screens, too. The benefit of this convertible window system is that you can slide window panels around so at any given moment, three out of four window panels can be open to the screen. This system allows substantial air flow and offers a mostly-unobstructed view whether you’re looking out through the windows or the screens. What’s more, you can actually remove all of the window panels completely and store them for part of the year, allowing 100% airflow. And when it starts getting chilly outside, just close all the window panels as a defense against cooler temperatures and still enjoy a great view. What’s really good to know is that a 3-season room is not much more of an investment than a screened porch.

Now, if you want to take it a step further, we’re going to extend your home’s heating and air conditioning system into the design of your new outdoor room and add insulation. This is usually called a sunroom or a four-season room because with insulation and temperature controls, you can count on being able to use the room year-round. And yes, we still consider it an “outdoor room” because our goal with this room is to bring the outdoors inside.

We recommend several different choices for flooring, so we’ll go over the benefits of each and compare the costs for you. Wood is more economical, and because the wood will be protected in this covered room, you won’t have the weathering issues we see with wood on a deck. Whether we use wood or composite flooring, we add a screen under the floor so those pesky bugs can’t find their way in.
The flooring choices don’t stop there! AZEK porch products offer some very nice-looking flooring, which may be more expensive, and cold-weather tiles are also an option. We do present you with some budget-friendly options. If you want the tongue-and-groove look for your flooring, we have a local craftsman who can tongue and groove a standard TimberTech composite board, which looks fantastic.

At Archadeck of Akron, we hear many homeowners comment we will just wait until spring to think about our outdoor living project.
